Repairs to communal areas
As a result of right to buy legislation there are many buildings in the area which are shared by Council tenants and owner occupiers. Owner occupiers are responsible for their share of the repair and maintenance costs associated with common areas such as roofs, paths, entry stairs and doors.
Repairs
In emergency situations where there are mix tenure properties (Council & private) communal repairs will be carried out by the Council and all owner occupiers will be recharged as appropriate.
When you are not being approached by the council to carry out repairs, you still need to keep your property maintained. See below for more information.
Improvements
All improvements have to be by mutual agreement between all involved parties with the Council providing a scheme of assistance offering advice of both a technical and financial nature.
New Shared Repairs App
Launched by the company Novoville, Novoville Shared Repairs is a new app-based service designed to help you carry out common repairs to your tenement, while doing the heavy lifting for you. Create a virtual tenement, report issues to other owners, get quotes from traders and take a vote, and open a digital payment account for your building. It is not required that all proprietors join the app. Fees apply only where repairs are successfully carried out. Novoville Shared Repairs has been built in collaboration with Scottish councils and is supported by East Ayrshire Council and Under One Roof. Repairing Standard: statutory guidance for private landlords
This guidance is for use in determining whether a house meets the standards of repair set out in the Repairing Standard (Housing (Scotland) Act 2006, Chapter 4). It applies from 1 March 2024 to all tenancies required to meet with the Repairing Standard and now includes new guidance about common areas
